Dead after a heat wave, humming without moving, or reversing a foot off the floor? Most opener problems here are a heat-damaged part, not a dead machine — and we will tell you which you have.
A closed, uninsulated Tucson garage regularly exceeds 120 degrees in summer, and garage door openers were not designed as high-temperature equipment. Two components fail first and they fail predictably. The starting capacitor dries out, which produces the classic symptom of a motor that hums or buzzes without turning. The logic board suffers from repeated thermal cycling, and its solder joints and electrolytic components degrade years earlier than they would in a temperate climate.
Both are parts, not machines. A capacitor is inexpensive and a board is a fraction of a new opener installed. If a technician quotes you a replacement unit in August without opening the housing, get a second opinion.
Two more desert-specific items. Fine dust gets everywhere here, and it settles on photo-eye lenses until the beam attenuates enough to trip the safety reversal. That is a wipe, not a repair, and it is worth trying before you call anyone.
The other is wire insulation. The low-voltage sensor wiring stapled along the door frame gets years of reflected UV and heat, and the insulation goes hard and cracks — usually right at a staple or a bend. The fault then appears and disappears as the wire moves. It looks like an intermittent electronic gremlin and it is actually a two-inch piece of perished wire.
We repair by default, but three cases tip it. An opener with no photo-eye safety sensors at all — anything pre-1993 — should be replaced on safety grounds regardless of whether it works. A unit needing both board and motor work is past the point where parts make sense. And if you want features it cannot provide — phone control, a genuinely quiet belt drive under a bedroom, battery backup for monsoon-season outages — replacement is the honest answer. Battery backup earns its keep here: monsoon storms take power down, and a door you cannot open in 115-degree heat is a real problem.
We test the door by hand with the opener disconnected first, because a balance problem masquerading as an opener problem is the single commonest misdiagnosis in this trade. Then sensors and their wiring, force and travel limits, the drive system, the capacitor, the board and the remotes. If your $600 opener needs a $95 sensor realignment, that is the invoice.
In Tucson, most often a dried-out starting capacitor — a cheap part, and a summer classic. The other possibility is a stripped plastic drive gear. Either way the motor itself is usually fine.
That timing is the diagnosis. Intermittent faults that appear when the garage is at its hottest point at a logic board or capacitor degrading with heat. It will get steadily worse, not better.
The photo-eye sensors. Here it is usually dust on the lenses or sun-perished low-voltage wire cracking at a staple, rather than a failed sensor. Try wiping the lenses first.
More than in most markets. Monsoon storms cause outages, and a door you cannot open in extreme heat is a genuine problem, not an inconvenience.
