Marana has grown fast along the I-10 corridor, and its new subdivisions sit on open desert with nothing to break the wind or hold down the dust. Both end up inside your garage door tracks.
Marana's growth is recent, so the doors themselves are generally in good shape. What fails early here is everything the environment attacks: rollers, tracks, seals, and the builder-grade opener that came with the house.
New subdivisions built on cleared desert have very little established ground cover, and until landscaping matures the prevailing wind moves a lot of fine material. It gets into the garage every time the door opens, and it settles in the horizontal tracks where the rollers run.
Grit in a roller bearing is what turns a fifteen-year roller into a five-year roller. The bearing stops turning freely, the roller skids rather than rolls, and it drags the door sideways at the track curve — which is how a Marana door ends up off its track without anyone hitting it. We clean tracks out and replace rollers, and we will tell you plainly not to grease the track, which is the instinctive fix and makes it worse by holding the dust in place.
A wide, unreinforced double door is the largest flat surface on the house, and on an exposed Marana lot a monsoon microburst hits it with nothing in the way. The door bows inward, the top section is usually what creases, and rollers can pop out of the track in the same gust. Horizontal struts are cheap, builders routinely omit them, and adding one is the single most effective thing you can do about it — particularly worthwhile while a door is already apart for another repair.
Open-desert dust gets into the tracks and packs into the roller bearings, so the roller skids instead of rolling. Wipe tracks clean rather than greasing them, and expect to inspect rollers annually on a newer subdivision lot.
Add horizontal struts across the wide section. They are inexpensive, builders usually leave them off, and they markedly reduce the flex that creases panels and pops rollers off the track.
Quite possibly on a newer Marana home — section warranties often run ten years or more. Tell us roughly when the house was built and we will point you at the manufacturer if it looks covered.
