The failure pattern on larger properties is consistent. The door you use daily gets noticed when something changes. The shop door opened twice a month does not, and it is reliably the one in worse condition: lift cables worn thin in the drum grooves, rollers seized solid, an extension spring with no safety containment cable threaded through it, and an opener old enough to have no photo-eye sensors at all. That last one matters if children, grandchildren or animals are ever around the building.

A surprising number are running on springs and openers that were marginal the day they were installed, which shortens the life of both. We size springs from the door's measured weight rather than from its opening dimensions, and we will tell you when an opener is simply too small for what it is being asked to lift rather than fitting the same undersized unit again.
